A new district of individual housing will appear on the southern outskirts of Vitebsk

The projected microdistrict, with an area of 95.7 hectares, is located 5 km from the center of Vitebsk on the left bank of the Luchosa River. The site will be developed in two stages until 2037. Upon full development of the territory, the population of the microdistrict will exceed 1.5 thousand people, and the volume of housing stock will amount to 38.3 thousand sq.m.

In the first stage, planned until 2027, it is planned to develop 251 plots, including approximately 170 houses that will use electricity for heating, hot water supply, and cooking. The second stage involves the development of 132 plots. The implementation of the project solutions will depend on economic opportunities and investor interest in this construction.

Land plots for the construction of manor houses are planned to be provided both to those in need of improved housing conditions and through auctions. According to specialists' estimates, the first tenders may take place no earlier than 1.5-2 years after the approval of the urban planning project for detailed planning. The projected microdistrict is located on complex terrain with height differences up to 20 m, which makes the process of engineering preparation of the territory more labor-intensive, particularly for water supply and domestic sewage.

According to the urban planning project, along with plots for manor houses, territories for public development and common green spaces are provided. In the new microdistrict, it is planned to build a preschool institution for 75 places, retail outlets, public catering and service facilities, a sports and recreation complex with a swimming pool, as well as to erect infrastructure for leisure and entertainment.

The projected area will be connected to the rest of the city by two types of public transport: bus and route taxi. Additionally, it is proposed to equip bicycle paths along the main streets connecting all parts of the microdistrict with the center.

The urban development of the planned territory will increase the efficiency of urban land use, create optimal living and recreational conditions for the population, and improve the architectural and aesthetic appearance of Vitebsk.
