Vitebsk Regional Property Management: Pre-revolutionary building in the central part of Vitebsk sold at auction

A pre-revolutionary building in the central part of Vitebsk was sold at auction for Br216.5 thousand, the Vitebsk Regional Property Committee reported.

The real estate object was used for the production activities of the Vitebsk branch of RUP "Beltelecom" until the end of 2019, including being partially leased out. Subsequently, a decision was made to sell it to involve the building in economic circulation. At the repeated auction, when the estimated value was reduced by 50%, 4 participants showed interest in the lot. The winner was determined at the 24th step of the auctioneer, with the sale price exceeding the starting price by 1.6 times. The new owner of the historical object was a private company from the regional center, which plans to open a hairdresser's salon in the building.

The lot includes a single-story building at 68 Lenin Street with a total area of 141.7 sq.m, adjacent driveway, pedestrian path, and entrance gate, as well as the right to a 25-year lease of a 0.04 ha land plot.

The building belongs to the architectural complex "Zabudova vul. Lenina", the construction of which dates back to the late 19th - early 20th century. It has been assigned the status of a 3rd category historical and cultural heritage monument. Before the October Revolution, the building was residential and belonged to the housewife Orshanskaya, who was engaged in small trade, so part of the premises was occupied by a small shop. In the Soviet period, the building was used as an administrative one. The preservation of such objects allows for the restoration of the appearance of the outlying streets, which provides an opportunity to study the development of architectural trends in Vitebsk, as well as to reveal other pages in the city's history, the specialists of the Vitebsk Regional Property Committee are confident.

Objects located in the Orsha district remain in demand on the regional real estate market, including due to preferences for doing business provided for by Decree No. 506. At the September auction, a boiler house building in the village of Ponizovye was sold for the base value (Br27). The new owner of the building with a total area of 117 sq.m was an individual entrepreneur from Orsha.
